The Cove at Manhattan Beach Approved

We are happy to announce that the City of South Amboy Planning Board recently approved The Cove at Manhattan Beach project.

 

This 500-unit multifamily redevelopment facing Raritan Bay features a new living shoreline with a tidal marsh promoting native flora and fauna, remediating a 54-acre brownfield site. The project is developed in three phases with the central focus to make the waterfront more accessible to the public and residents to take advantage of the spectacular views over the bay.

Zoning allowed for 12 units per acre with maximum of 40% building and 70% impervious coverage. To preserve as much open space as possible, the buildings were kept to 8.5 units per acres with 8.5% building and 14% impervious coverage. Three four-story-high residential buildings are within a short distance of downtown South Amboy with access to public rail station and a future ferry terminal with services to downtown New York City.

 

The mezzanine level roof decks provide a distinct new skyline to this project when viewed from the bay with careful modulation of the façade and choice of exterior materials to fit into the community. Each of the buildings include amenity spaces such as large open lobby lounges with a concierge and complimentary coffee bar, a seating and tasing lounge for social events, a fitness center and yoga room with views overlooking the beach, shared high-tech workspace with office and conferencing systems, immersive virtual reality game room, a dog care facility and Amazon package hubs.

All three buildings have dedicated covered parking structures with dedicated electric car ports.  All buildings share the native planted landscaped grounds, a large terrace with infinity pool and hot tub, a pool house with bar and roof top seating with fire pit overlooking the Raritan Bay and New York City skyline beyond. This project will complete the waterfront redevelopment zone making South Amboy a destination along the Jersey Shore.
